Current Owner Search

Search for details of the current title holder and the latest deed. This search looks backward from the current date and captures details such as Vesting Deed, Current Tax Status, county assessment information, open mortgages, judgments, liens, and legal description. Typically used for Home Equity transactions, short sales, foreclosure auctions, and pre-tax auctions.

Two Owner Search

This search covers the last two owners in the chain of title. It looks backward from the current date and includes details such as Vesting Deed, Current Tax Status, county assessment information, open mortgages, judgments, liens, and legal description. Often used for Home Equity transactions, short sales, foreclosure auctions, and pre-tax auctions.

Full Search

A comprehensive search covering current and previous owners. It includes all names in the chain of title and reports liens and judgments for all owners, both current and past. This search covers general liens, judgments, federal tax liens, property liens, easements, CC&Rs (covenants, conditions, and restrictions), agreements, resolutions, and ordinances affecting real property. Historical searches up to 50 years are available for an additional fee.

Update Search

This search updates the title information from the date of the last search to the current date. It includes all documents posted and recorded during this period and is typically performed just before closing.

Deed Search

Check the Full Value Deed to start the search and provide the Chain of Title. Includes checking open mortgages, Deeds of Trust, and additional documents such as Assignments, Modifications, Subordinations, Substitutions of Trustee, and uploading search documents.

Judgments Search

Search for any judgments against the borrower using resources like LexisNexis and upload search documents as needed.

Liens Search

Verify any closed liens showing on the title and request release or Paid in Full letters. Request judgment payoffs if necessary.

Bankruptcy Search

Check for any bankruptcy filings against the borrower using the PACER site and upload relevant documents.
